Next Southbank Skyscraper Set to Rise From Clarke Street

SOUTHBANK’s next prominent apartment skyscraper will rise from 58 Clarke Street, after local developer Vicland purchased the site in an off market deal. The 540 square metre block on the south-west corner of Hancock Street sold with a permit for a 33-level, 147-unit skyscraper, which upon completion will appear to abut the Kings Way offramp of the West Gate Freeway. Apartments within this complex will capture the million-dollar CBD views currently afforded to commuters passing Southbank via that freeway, near Clarendon Street. [...]

Prominent Brighton Pub to be Redeveloped as Flats

PLANS to redevelop Brighton’s historic Khyats Hotel into an apartment village are proceeding. The pub, at 21 – 25 Wilson Street, raised eyebrows in late 2009, after the Victorian Civil and Administrative Tribunal made the highly unusual decision not to raze the historic building, as part of a residential redevelopment. The Bayside council and former planning minister Justin Madden previously refused to put a heritage overlay over the hotel, which is opposite the Brighton Town Hall and Clocktower Theatre. [...]

The complex, Delta (pictured, right) will be developed on the former Carlton United Brewery site, on the Carlton-CBD suburb border. Copied below is a Grocon statement about Delta: [...]

Hamton Dodges High Rise Development Dispute

AND so all eyes turn to 50 Albert Road, in South Melbourne, after the decision this week by new planning minister Matthew Guy to reject a 29-level, 88-metre proposal across the road at #35, based on height. Hamton Property Group is planning to build a 28-level, 89-metre tower on its site at 42 – 50 Albert Road, having marketed the project, Fifty Albert, since the middle of last year. Both the Asia-based owner of 35 Albert Road, and Hamton, paid about $15.5 million for their respective South Melbourne sites last April. Hamton’s site was purchased with a permit for a 220-dwelling apartment complex. However it shrunk the size of the units so that 294 flats could fit within the approved building’s shell. The Victorian Civil and Administrative Tribunal approved that major amendment last August. By comparison the owner of 35 Albert Road proposed 420 apartments within an 88 metre tower. Another tower of similar height is proposed at 60 Albert Road, too. [...]

The former factory at 84 – 88 Mitchell Street is near the Maribyrnong suburb border, and within walking distance to the massive Highpoint Shopping Centre and Homemaker Centre. Longer term, it’s expected the Maidstone site will be converted from a factory into an apartment or townhouse based residential village with an end value of more than $50 million. Century 21 Wilson Pride Prahran’s David Loweinstein was the marketing agent.   [...]

Alannah Hill Stitches $1.68 Million From St Kilda Apartment Sale

FASHIONISTA Alannah Hill has stitched up $1.68 million from the sale of a three-level St Kilda apartment she bought in 2004 as an impulse buy. The apartment is built into the walls of an 1888 mansion in trendy Fitzroy Street – a property previously a home to squatters, a brothel, and later a French Consulate. With a double garage, three bedrooms, wine cellar and a rooftop garden with city views, the apartment was decorated in Ms Hill’s unique style. [...]

Sources say an opportunist owner could develop a high density apartment project above the existing structure while still allowing the drinking hole to operate and fulfil its lease below. [...]
