Essendon house prices through the roof

ESSENDON has cemented its place on the exclusive list of suburbs with a median house price of more than $1 million. The suburb registered a median sale value of $1.05 million in 2010, according to the Real Estate Institute of Victoria The suburb first hit the $1 million mark in the 2010 September quarter, but the REIV says the annual figure gives a picture of the suburb’s true value. Essendon’s median value was $555,500 in 2005, placing it among the top 20 for growth suburbs over the past five years. In an example of what the median house cost could buy, a modest renovated weatherboard in Elder Pde Essendon, pictured, sold in October last year for $1.18 million. Three other Moonee Valley suburbs were named among Melbourne’s top 20 for median house price growth over the past year. Real Estate Institute of Victoria data shows Keilor East registered the second-highest jump in median value in 2010, reaching $620,000. This is up 31.6 per cent from $471,000 in 2009. REIV spokesman Robert Larocca said the new Essendon median was due to a mix of factors. “Part of it is a catch-up from a fall in property values,” Mr Larocca said. “Captured in that bunch of sales is when the market bottomed out in the early part of 2009, but the second part of the increase is real growth.” But the massive increases appeared over for now, he said. Fabian Rosan, partner with Nelson Alexander Essendon, agreed it had been a good 12 months for real estate agents in Moonee Valley, particularly those selling in his home suburb of Keilor East. Ample stock meant houses would continue to sell well in Keilor East, Mr Rosan said, but he agreed the house price increases would be nowhere near the heights of last year. Jude De Araugo, from Mortgage Choice Moonee Ponds, said it was important borrowers didn’t over-extend their budget. “Dollar-wise, I call (Essendon) the Toorak of the north-west. That’s the only way I can describe it,” Ms De Araugo said. BOROONDARA’S blue ribbon property market will be put to the test in the next few weeks, with more $1 million-plus houses coming onto the market. David Morrell, of buyers’ advocate Morrell and Koren, said the top-end market ($3 million-plus) remained “untested” this year. “You’d need a cattle prod to start it,” Mr Morrell said. “Buyers and sellers are treading water. It’s the first to blink.” Buyer’s Advocate Mal James said clearance rates during the next few weeks would give a better idea of the market. Mr James said 29 $1 million-plus properties in Boroondara went to auction last weekend and 45 were scheduled to go under the hammer this weekend. Hocking Stuart Hawthorn director Glen Coutinho said the market had “opened strong with a good supply of listings”. “The majority of people are back from holidays and property inquiries are up,” Mr Coutinho said. “So far it’s a pretty even balance of buyers and sellers.” He predicted “reasonable growth” throughout the year, underpinned by a stable economy, good demand for quality and “reasonably low” interest rates. LIMS Building Starts Construction in Bundoora

MELBOURNE’s next unique office – which will in this case be configured as a laboratory and classrooms – starts construction in Bundoora this month. La Trobe University’s $93 million La Trobe Institute of Molecular Science (LIMS) project will rise six levels from Science Road, at its Bundoora campus, about 17 kilometres north of town. New David Devine Enterprise, Metro, Makes Major Melbourne Development Site Purchase

QUEENSLAND-based property developer David Devine is wasting no time getting back into the Melbourne development scene. Four months since retiring from the listed development giant he established in 1983 – now known as Devine Limited – Mr Devine’s newest incarnation, Metro Property Development, has paid $10.2 million for an eight hectare site in Doreen. The land, at 60 Orchard Road, on the corner of Garden Road, will be subdivided into about 150 lots and carry an average block price of about $200,000. Assuming homes worth $250,000 are developed on each block, Metro’s Doreen project could have an end value of close to $70 million. [...]

Billy Brownless Close to Selling Geelong Mansion

FORMER Geelong footballer and larrikin media personality Billy Brownless is close to offloading his hilltop hood. The five bedroom home, on a 3000 square metre block on City View Drive, Wandana Heights, was listed for sale late last year. It’s understood to be under contract for about $1.5 million. The property, near Geelong, includes a tennis court and pool, and the home is designed to capture postcard views of Barwon Heads, Corio Bay, the city and You Yangs.
